🛡️ Our Honest Take
Let's start with the interest rate because it's where most borrowers focus first. At 35% per annum, SA Home Loans is technically charging within the legal limit set by the NCR. But that number needs context. On a loan of R5,000 over 90 days, you're looking at roughly R430 in interest alone, and that's before initiation fees and monthly service fees, which the NCA permits lenders to add on top. Your actual repayment could sit meaningfully higher than the base rate suggests. Always ask for the total cost of credit in writing before you agree.
The loan range of R500 to R9,000 is fairly standard for short-term credit providers. It's not going to help you with a large emergency, but it covers a car repair, a month's school fees, or a medical bill. The terms stretch up to 180 days, which is decent. Some lenders in this space cap you at 30 days, so there's a bit more breathing room here if you need it.
So what did customers say? Based on the 72 reviews we collected, the picture isn't great. A trust score of 3.3 out of 10 reflects real dissatisfaction. Common themes in low-scoring reviews across this lending category tend to involve communication problems, unexpected deductions, or difficulty resolving disputes. We're not making specific allegations here, but a score that low doesn't come from nowhere.
The missing website is a real problem. How do you verify an NCR registration number? How do you read the fee structure before you apply? How do you even start the application with confidence? You can't easily do any of that without a digital presence, and that alone would make us cautious.
Our verdict: SA Home Loans lands at 5.5 out of 10 for a reason. The rate is legal, the term range is reasonable, but the trust score and lack of a verifiable web presence put it well down our rankings. There are better options. Look at lenders ranked in the top 15 on our list before considering this one.

Request for Management Contact – SA Home Loans Insurance
To Whom It May Concern, I am writing to formally raise my concern regarding my repeated attempts to obtain an insurance quotation for my property that is currently bonded through SA Home Loans. Over the past week and a half, I have contacted your office on approximately four separate occasions to request assistance with obtaining a quotation from the SA Home Loans short-term insurance department. On each occasion, the consultant assisting me indicated that my details would be forwarded to the relevant department and that someone would contact me. Unfortunately, despite these assurances, I have not received any follow-up communication. Additionally, when I requested to speak to management regarding this matter, I was placed on hold without the opportunity to speak to a supervisor or manager. This experience has been extremely frustrating and has left me without the assistance I require. At this stage, I would appreciate it if a member of management could please contact me directly to resolve this matter. I would prefer not to be redirected to another consultant, as multiple attempts through that channel have unfortunately not yielded any results. I trust that this matter will receive your urgent attention, and I look forward to hearing from a member of management soon.
S.A Homeloans less than poor services.
On the 27th/02/2026 I wrote a review about S.A Homeloans regarding their less than poor services and their lack of responding to emails, immediately I received a call from one of their managers apologizing for the inconveniences caused and she then told me she will give me an update on the investigation she just needs my policy number to go ahead, as I comp****, One week later, I have not received an email from them, not a phonecall. I know you will read my review S.A Homeloans should you fail to respond to my query effeciantly & send me my refund I will be left with no choice but to take you to the Ombudsman.
Cancellation of SAHL Bond Protection Plan Number: **********
Mr Tshabalala -********** SAHL Bond Protection Plan Number: ********** I have been requesting that the SA Home Loan Bond cancel my Protection Plan. I have made several requests via email and completed all relevant documents, and they refuse to cancel my bond Protection Plan. This Plan is useless and unfair. On a yearly basis, it goes up, but the amount I loaned from SA Home Loan is decreasing. I have indicated that I'm cancelling this policy due to dissatisfaction with the service. I have valid life cover with Sanlam, and I cannot be forced to use the Life Protection Plan offered by SA Home Loan. ***********. I emailed *********** several times. ***************
The Worst service is from S A Home loans
I was insured with S A Home loans because my home is financed with them. So I changed my insurance in January because their service levels are the worst, They take forever to reply to emails, I had a query from December until January regarding switching insurances & they literally took a whole month & some odd days to resolve this. Their accounts department is just as worse. I have been interacting with Danielle G and really she only responds to my emails when it suits her & Nox Worst! Worst! Worst! My body cringes everytime I interact with them. They have the worst service ever!!!
Worst financial institution to get a homeloan
This has to be the worst financial institution to get a homeloan. I have a homeloan with them which I was paying via stop order, unfortunately due to unforseen events, it was not possible anymore and contacted them to request that they implement a debit order on my bank account. They asked me for documents pertaining to such and I did submit. That was in December 2025! Until today(February 2026, same has not been effected, I kept contacting them but they always said they would call me within 48 hours but they never did) they do not take their customers serious. No communication whatsoever except lies
Terrible service. Absolute incompetence and lack of care.
Terrible service. Absolute incompetence and lack of care. Their service providers are terrible. staff even worse.
Bad customer service
Made an application for a home loan 9/2 and no response whatsoever until I followed up.My otp expires Monday and I still dnt know what's the status of my application. Heard so many great reviews Abt them but I'm not convinced! I thought if a consultant is appointed to your application the/she would at least keep you updated! A more personal and invested in a potential client approach would improve their image and be positive to the business. Who knows maybe this review would encourage their stakeholders to train their consultants. The one assigned to my application confirmed receipt of my docs but after my query sent me the same form to complete again! So what happened to my initial application! Meaning it was never attended to! Checked the track yr app status..it was showing gathering information...yet she confirmed receipt thereof. At my wits end and disappointed
14 Years of Loyalty — Now a 30% Deposit?
Today I feel more sad than angry. We were SA Home Loans clients for 14 years. Recently, we had to sell our property due to relocating to another province. Less than four months later, we app**** for a new home loan again through SA Home Loans, only to be told that we do qualify — but with a required 30% deposit. Realistically, who has a 30% deposit available, on top of transfer fees? The reason provided was our credit score. This is quite disappointing, considering that for over a year we had no debt at all besides our home loan. After selling the house, the only finance we took on was a vehicle. We were then told the decision is based on debt that occurred during 2023/2024, and unfortunately there is no way for the system decision to be challenged or motivated. So my question to SA Home Loans is this: Do you really base your lending decisions purely on the last 24–30 months, without considering a client’s 14-year history and track record? A very disheartening experience.
Disappointed with SA Home Loans
I am writing to formally lodge a complaint regarding the decline of my home loan application based on the property being registered as “industrial” at the Deeds Office. The property I am purchasing is a sectional title unit within a residential complex consisting of approximately 200 units, all of which are used for residential purposes. My application was initially pre-approved, and I understand that the decline occurred during the validation stage due to the property classification.
Best homeloans service
I want to extend my gratitude to everyone at SA Homeloans that made my whole experience special from the beginning. I appreciate all the updates, the calm staff who seem to all want to assist me at any point, and the milestones I have achieved this far . Mainly attributed to your patience and support. I hope you can keep this up and make everyone feel as welcome and appreciated as I have. Cheers to you
5 months since loan application has been approved and yet no registration has taken place
I am beyond frustrated and regret not going with a traditional bank when purchasing my home. My home loan was approved in September 2025 and to this day SA homeloans has not given the go ahead for the attorneys to proceed with lodgement. SAHM claimed that they are awaiting outstanding documents hence the process is stuck but the attorneys have sent proof that outstanding documents were sent the SAHM a while ago. I am currently stranded with no where to go and have to ask friends to accommodate my family as the rental lease expired in December 2025. Urgent intervention is required in this regard.
SA HOME LOANS NOT CARING
Our home loan was approved in July by SA Home loans; till this day we have not finished the process. the house yes had to be done new house plans , which were approved in December by Tshwane municipality, and submitted to SA home loans first week of Jan. but now we are told the plans are wrong on the side by 1.5meter.as per the SA home loan accessor , but the architect do not see anything wrong , even the Municipality does this really warrant for the plans to be rejected by SA HOME loans? but approved by Municipality. Our rented lease is expiring today, my family are without a home now, as the landlord as new tenants to lease for a year, we need to move out how can i escalate this to SA HOME loans top Exco. this is extremely URGENT. home loan number ( **********)
Sa home loans worst by far
SA home loans are some of the biggest *****sters i ever seen. I payed my home in full 2025 and choose to keep the home owner cover. Now all of a sudden i get accounts with a home installment but received my payed up letter 05/2025 already. I phoned emailed but no help all the people who i spoke to is so *********** they are clearly not trained. They are the worst rather stay away.
SA HOME LOAN (very dishonest)
They are not honest and shift goal posts to benefit themselves at your expense. After paying years of insurance premiums without fail and the time comes, instead of paying out they cancel and amend policy so you don't get the benefits, you start afresh and they want nothing to do with your permanent illness and ill health. Everyone takes life insurance to cover future life's health mishaps. According to them, paying life insurance is a nice donation to them, it won't benefit you when permanent illness happens to you.
Poor Customer Service
We were approved for a home loan with SA HomeLoans in April last year. Following this approval, we paid our deposit, attorneys’ fees, and registration costs in good faith. Since then, our consultant Mershin Naidoo has been unhelpful and unresponsive when it comes to assisting us with the removal of a clause that is preventing the process from moving forward. Despite multiple follow-ups, there has been no urgency, clear guidance, or support, leaving us stuck for months with our money already paid. This has caused significant stress, financial strain, and frustration, especially considering the commitment we made based on the approval given. The lack of accountability and poor communication from the consultant is unacceptable for such a major financial decision. I would not recommend this consultant and am very disappointed with the level of service received from SA HomeLoans.
Exllent work and kee...
Exllent work and keeping time after they clean a mess
Inefficiency, overcharging and charging interest on insurance after bond settled
Issues regarding a settlement of the bond & upon settling the bond issues regarding a signature that did not match a signature that was 20yrs old
Poor Service and Delays
Extremely slow and Unprofessional assistance/ Service. Service Agent, Nokwethemba Sikhakhana does not respond on emails or answer calls. Her tone and level of Service is putrid and desires a huge amount of improvement. We send in required documents to her and only responds if and when we query. No updates given , we are extremely dissapointed with the level of service from SA Homeloans. We will definitely not endorse SA Homeloans or recommend them to anyone. I am p****d off with all the delays in service, app**** around 10th December and process still not completed.
SA Homeloans remains the worst!
As always, poor client relationships are what SA home loans strive for. I was unaware of R 524.34 that was still outstanding, suddenly received threats and sms's from none other than Ishaan Bundhoo Defended Debt Review Consultant. Wow such professionalism on your sms's! Especially this time of the year. So I paid you a little more, R 8700 to be exact just in case you or SAHL feel the need to send more inflammatory sms's. From SAHL; Good Morning The above matter refers. We place on record that the arrears of R524.34 due to the short-payment on the home loan remains unpaid. This email serves to inform you that we require an immediate payment of the above arrears to prevent termination of the home loan...... The banking details for the arrear payment has been sent on a separate email. Please ensure that the correct installment is paid from the next due date. Very poor customer service
I am writing this review because I am deeply disappointed with the service I’ve received from SA Home Loans. I have been a loyal customer for over 12 years, yet the level of customer service I’ve experienced recently has been unacceptable. Despite completing all the forms they provided and submitting the new policy document which fully meets their stated requirements SA Home Loans is refusing to cancel my house structural policy. The only reason given is that they require a physical signature instead of an electronic one. This is unreasonable and outdated, especially considering that electronic signatures are widely accepted and legally binding. As a long term customer, I expected better treatment and flexibility. Instead, I’ve encountered unnecessary obstacles and poor communication, which reflects very poorly on their commitment to customer satisfaction.
Poor Service and Unprofessional Conduct During Home Loan Application – Ashley Ganesan
I had an extremely poor experience with SA Home Loans, specifically with a home loan executive named Ashley Ganesan. After submitting all required documentation, Ashley went completely silent with no feedback. When I followed up telephonically, he initially said he couldn’t remember who I was, then later claimed his admin said I must manually mark my own income on my bank statements and send it back — an unreasonable and unprofessional request. From the very first interaction, his tone was rude and dismissive, as if assisting me was a favour rather than his job. I immediately withdrew my application. At the same time, one of the Big 4 banks approved my home loan within a day using the same documents, with professional and efficient communication throughout. SA Home Loans was a complete waste of time. I strongly advise others to avoid them, especially Ashley Ganesan.
It's 6 months later, and the mortgage is still not canceled (after settling it)
In July of this year, my family decided to help my brother settle his mortgage. We thought it would be a simple process to get the mortgage canceled and pay the lawyer the final outstanding fees. It's nearly 6 months later, and we have not received any notification from SA Home Loans yet that the mortgage is canceled. In fact - we think - the process has not even started. Granted, my brother is not technologically savvy, so my son got power of attorney (SA Home Loans documents) on his accounts to try and expedite the matter. Two weeks ago, my sister and my son went to the Tyger Valley branch to try and resolve the matter. They had to cancel the mortgage again (paperwork for this was done months ago) and they needed a bank statement for my brother. This was emailed to them a couple of days ago. Today, my son goes to the Kenilworth branch. They could not tell him whether the mortgage was canceled or not. They could not even confirm whether SA Homeloans has accepted his power of attorney on behalf of my brother. This feels like dealing with home affairs. I'm not in SA right now, so the phone number associated with this account will get through to Benjamin Meyer. The mortgage account in question is in the name of Andre Meyer. I doubt whether there would be many such accounts which were paid, in full, nearly 6 months ago, yet SA Home Loans have been unable to resolve this, and it is now December. At least I know with whom I will never get a mortgage.
Bad Customer Service
SA homeloans insurance, you pay them when you make a claim they give you Service Providers and live you like that to fend for yourself. I logged a claim for a gate motor last Friday, they gave me the worst service provider ever AMINATA AFRICA HOLDINGS Guess what I called SA Homeloans, they just don’t care.
SA HOME LOAN RIPPING ME OFF
Good day , I’m writing with a heavy heart , SA home loan is the worst I've encountered so far , so I’ve been R13500 for my bond and the correct amount that I was supposed to be paying is R12700 , so basically I’ve been paying in advance for the past 2years . When I called them and asked how much do I have on my advance , they are telling me I only have R1700 , how is that possible while I’ve been paying in advance for me to have R1700. Now they are saying they will send everything to their investigation team. Also pay in mind even last year December I called them asking how much I have in my advance , they still said the same amount R1700, so for 2years I’ve been sitting on R1700. I really need your help, SA home loan is ripping me . Also with their life cover insurance I’m paying R2600, for and insurance that I’m supposed to be paying less than R1000, I tried calling them so I can cess my life cover to the one I have withSanlam , they still refused , and the life cover has the same benefit as their, actually more than SA Home loan. My house is less than a million but I’m paying R2600 for the life cover insurance , that’s covering me for less than a million . I tried speaking to the consultant Ms ****hinee and and Saloshnie, they were no help at all in fact they were so rude , even my consultant from SA home loan spoke to them, she was not pleased with their response . Thanking you in advance Please assist
declined insurance claim
hi joined sa home loans in 2008.made a insurance claim for my wife and it was declined. reason being pre existing condition. when we joined there was no medical checks done now after 17yrs they say that it was a preexisting condition. if I took the same amount that I pay for the policy I would have paid my bond off
SA HOMELOANS THE BEST TO DEAL WITH
Jermaine form SA HOMELOANS is really on the ball. I would not go to ANY OTHER company beside SA HOMELOANS when I purchase property either as an investment or as a primary dwelling. If you have all your facts and documents in order SA HOMELOANS give you no uphill always willing to assist. Jermaine is helpful and friendly. Build your property portfolio with SA HOMELOANS behind you you cant go wrong.
7 Months still no Title deed.
It has now been 7 months since I was supposed to receive my title deed after paying off my bond. The attorney that they use tells me she is only available during certain periods. When I book a meeting she is not available. I asked for courier then rather, again the trail died off, no communication and no deed.
Well done Mr Vishan Das I will recommend SA home loans to anyone!
I have been working with Mr Vishan Das who is the profile manager for my portfolio, on my application for new home loan. This Gentleman has gone out of his way to get the application approved. Unfortunately this didn't work out for me, but I have a tremendous amount of respect for your work ethics Mr Vishan Das. I hope I have the correct Reference number for the review.
Terrible service
Very disappointed in the service from the George office. After being my go-to for my bonds, I made a simple call to try and get an account number. The local branch manager knows me personally (Mandy) but refused to assist my admin person and declined my calls. I resorted to Whatsapp to contact her, and was then directed to email head office.
Will never recommend SAHL again; poor performance nowadays!
Disappointing .... for years I have been very enthusiastic about SAHL and their service. To the point where I recommended a good friend to change his home loan to SAHL. He submitted all the necessary paperwork and then ..... it went quiet. very quiet. He did not receive any feedback on a reminder from his side, but recently he was informed by consultant, who he was dealing with, that the procedure had been delayed due to the consultant being in a bad car accident. SAHL now requests all the information to be submitted again .... and obviously my friend is barely interested to change providers after receiving such poor service. Although I feel sorry for the consultant who was in a car accident; a professional institution like SAHL should have put another consultant on the case, rather than just letting the files collect dust and telling their potential customer to re-submit when the consultant returned to office. Even the query that my friend sent after the request to resubmit has not been answered, we have no idea what is happening with the application from August .... Very disappointed in the service of SAHL and I will not recommend them again. Definitely not the same SAHL as I dealt with in the past. How things changed and not for the better.
SA Home Loans bond registration stalling
I’m extremely disappointed with the home loan registration process at SA Home Loans. Although the consultants are nice and respectful. The overall experience has been by far the worst I’ve received from any financial institution. The bond registration process has been ongoing for 4 months from date of approval. I’ve provided all required documents to SA Homeloans - all within a day of being requested. When I follow up, the consultants advise that the documents are under FICA verification and the timelines for conclusion is indefinite. We are 4 months in, the transfer attorneys have been ready to lodge for a month but absolutely no feedback from SAHL and no urgency to bring the matter to close. I’m very disappointed, had I known that a process that takes 6 weeks with other institutions will drag on for 4 months with SAHL I would have opted for another loan offer.
Outstanding Service from Sanelisiwe Mchunu
Called SAHomeLoans to enquire about my personal details thay were not updated on all systems i.e Comprehensive Protection Plan and I was assisted d by a very warm and professional lady, Sanelisiwe Mchunu. She went all out to make sure that my details were updated on all the correspondence sent to me. She even called amd stayed on line with me to make sure everything that was re-sent to me was exactly as it should be. Her calm demeanor is out of this world. SAHOMELOANS, you really have a a GEM in Sanelisiwe!
Disappointment Regarding My Home Loan Application – Submitted 22 August 2025
Dear SA Home Loans Team, I am writing to express my deep disappointment regarding the handling of my home loan application submitted on 22 August 2025. After nearly two months with no meaningful feedback, I had to follow up multiple times, and only after my second request did I finally receive a vague and unsatisfactory response stating that “the valuation is lower than expected.” This explanation, provided after such a lengthy delay, is unacceptable. If the valuation was indeed the determining factor, this information should have been communicated promptly and clearly, not after almost two months of silence. The lack of proactive communication and the unclear reasoning provided reflect poorly on the service I expected from SA Home Loans. I kindly request a detailed explanation regarding: When the valuation was completed, and why there was such a long delay in communicating the outcome. What exactly “valuation is lower than expected” means — specifically, how it impacts my application and what options are available to me moving forward. I trust that my concerns will be taken seriously and that I will receive a proper explanation without further delay. Kind regards,
Subject / Title: A Desperate Plea for Compassion – Single Mother Trying to Save Her Home
Dear SA Home Loans, I am writing this with a heavy heart. I am a single mother under debt review, doing everything in my power to hold onto my home and keep life together for my child. I have pleaded for just a 3-month payment break — not because I don’t want to pay, but because I have reached the point where I simply cannot manage anymore. Your response — “We do not offer non-payment. You are benefiting from debt review.” — broke me. I don’t feel like I am benefiting from anything. I am doing everything humanly possible to stay afloat, yet it feels like there is no compassion left for people who are genuinely trying. A short payment break would make all the difference. It would give me the breathing space to recover, get my finances in order, and continue paying faithfully thereafter. I am not asking to walk away from my responsibilities — I’m asking for understanding and humanity. Please, I am begging — look beyond the policy for a moment and see the person behind the account. I have nowhere else to turn, and this small act of grace could be what saves my home and my dignity.
No results after Hello Peter post
I am appalled by the lack of professionalism and inefficiency at SAHL. Last week Friday, I was contacted by their Client Engagement Team, who promised to immediately email me all the required documentation (the same documents I already submitted on 3 March 2025). Unsurprisingly, I am still waiting. Despite my loan having been fully settled more than a year ago, SAHL has failed to cancel the bond at the Deeds Office, and I still have not received my title deed. The level of incompetence and lack of accountability is shocking. As a client, I find the service disgraceful and unacceptable. I urge SAHL to take immediate action and finally resolve this matter. Kind regards, Gert
Bond Still Not Cancelled and Title Deed Outstanding
I am extremely disappointed with the service received from SA Home Loans. It has now been one year since I settled my home loan account in full, yet the bond has still not been cancelled at the Deeds Office and I have not received my title deed. What makes this situation even worse is that for the past several weeks I have sent numerous emails requesting feedback, all of which have been completely ignored. No explanation, no progress. This is unacceptable. I fulfilled my obligations by paying the loan in full, but SA Home Loans has failed in its duty to cancel the bond and release my title deed. The lack of response is negligent and unprofessional. I urgently expect SAHL to finalise the bond cancellation process, deliver my title deed, and provide me with written confirmation of timelines. Kind regards, Gert
Unresponsive, dismissive, unhelpful, rude, chaotic.
So for the second time in a row my further lending application landing with the same consultant, and no surprise, zero feedback, no contact, not a word. Contacted support who after a day responded with an email stating that they would follow up and copied said consultant into the email asking to provide feedback. Nothing happens. This was first thing Thursday morning that they responded. By mid Friday afternoon, I sent another email to support about the fact that Neshnie still has not responded and still no response from support either. It seems like everyone gets the same terrible service though looking at the complaints on this platform, not just me.
Horrible SA home loan experience
My biggest mistake was to switch my bond to SA home loans. I have been taken from pillar to post, the employees are nonchalant. I have been calling them following up day and night and they are not assisting. I actually want to cancel the whole thing because my property has not been registered as yet with them. Someone please assist with the cancellation process. PLEASE
Exceptional service from Liezel
Liezel de Wit went above and beyond to assist us and supported us every step of the way. Her dedication and care made all the difference — a true asset to the SA Home Loans team!
Hello Peter this is Ms Laura Swartz, im still battling to resolve my issues with SAHL I have been asking them to send me the recalculated values after I cancelled the home owners insurance
Hello Peter this is Ms Laura Swartz, im still battling to resolve my issues with SAHL I have been asking them to send me the recalculated values after I cancelled the home owners insurance. This communique has been going on for three weeks straight. Today i have sent over 5 emails with reference to other emails sent regarding the same request and no one is respinding to me
SA Home Loans
SA Home Loans is nothing but a ****! They lure you into taking an extra bond but fail to clearly inform you upfront that when your bond is paid up, you are still liable to pay the lawyers for the Title Deed. This is misleading, unfair, and feels like a trap for customers who trusted them. Transparency should be the minimum standard in the home loan industry – instead, they hide critical costs until the very end.
SA Home Loans unskilled and unprofessional don't waste your time
Totally unprofessional and unfair management of small loan amount application on top of existing home loan. Cannot apply judgement and asks irrelevant information over and over despite a clear ability to pay and comply. No feedback, lost information, slow process and also breached POPI act by contacting institutions without consent. Got similar loan within days from other institution. No success and in the process of moving home loan too. Rather work with known banks this is a business to stay away from.
Further leading refused to give me funds...
Worse home loan every. I currently have 2 bonds with Sa home loans. Wanted to do further lending. They declined me because my rates where in arrears after I had explained that I had a court order give to evict the previous owner and was in a delema and couldn't keep up with 2 bonds as the one property was meant to be a rental property. I've been trying to access funds but they simply refuse. After I've sent all my court documents. I'm not behind with any installments just the municipality rates of the one property. I've mentioned that that case is not over the previous owner still needs to pay as I won the case with cost. Our court needs to appoint a new magistrate so they can continue to claim cost that I won on the case. All this Sa home loans refuses to take I to account.
POOR SHOW SA HOME LOANS !!!
Driving in Umhlanga today,Friday 22nd Aug, at 1.05pm, a SA home loans vehicle, registration number SAHOME LOANS 53, was driving extremely fast and recklessly around tbe village. I tried to keep up to video the vehicle, but it was going FAR to fast to keep up with! SA home loans drivers should drive with courtesy and respect, UNLIKE this driver!!!
*****ulent dealings of SA Home Loans
SA Home Loans stole R20880 from my bank account, creating a debit order that I never requested. Said amount was deducted from my bank account on August 2nd, without my permission. Numerous visits to my bank and endless phone calls made to SAHL and their *********** staff... I provided proof of said payment, after SAHL accused my employer of creating a stop order. This money was however not taken by stop order, but from my account, via debit order and had to be created by SAHL. They even told me that I created said debit order. Who in his right mind would sign a debit order, to release money to a company that he doesn't owe anything, to an account that does not exist? I eventually had to complete a form and request that they reimburse me, which by the way, still didn't happen. Makes me wonder how many other people are going through the same thing and how much interest SAHL collect, while ****** money lies in their bank account. I'm considering registering a ******** case of ***** against SAHL, but don't know if it will even do any good.

High interest rate
Too expensive, now prime interest is 10,50% but their interest on my bond is 11,20%, I put extra of R2600 on my monthly premium, but it doesn't make any difference, I instructed them to put it on capital amount so that it reduces interest and term, non of that is happening, you request a call from them they take ages to call you, if they ever call... I regret using them... need clarity
Terrible service
Debra Lee Delaney treating customers according to class, was very rude to wife, treating her as if she is nothing , she thinks she owns SAHL
Terrible service
I have never come across such rudeness in my life, terrible service, Debralee Delaney, feeling she is the decision maker and that gives her powers to disrespect me. Choose your home creditors wisely, I don’t wish such kind of disrespect on anyone
SA Home****s
"I am writing to express my disappointment with SA Homeloans' customer service. Following my previous post detailing their inadequate response, it has been more than two weeks without any communication from their team. I find their PR efforts to be misleading, and I hope they will take concrete steps to address these issues."
Unacceptable delays and inadequate service
I am writing to formally raise a serious concern regarding the poor handling and lack of urgency in the processing of my bond application with SA Home Loans. The application was submitted online and telephonically on 2 June 2025, and the letter of acceptance was received on 12 June 2025. On 30 June 2025, I had to personally follow up and request that the necessary documents be forwarded to the conveyancers. It was only on 10 July 2025 that I received an acknowledgment from Velile Tinto & Associates Inc. Further to this, on 15 July 2025, I received the loan agreement quotation, which I reviewed, queried for clarity, and signed and returned as required. On 29 July 2025, I received an email to set up an appointment for signing the transfer documents, which was arranged for the following day, 30 July 2025. Upon attending the appointment, I was informed that the cost instructions in the documents were incorrect. Despite clearly opting during my initial online application and through telephonic confirmation to have the bond registration and transfer costs capitalized from the bond proceeds, this was ignored. Now I am forced to re-initiate the process to rectify this error, which only adds to the already unacceptable delays. The lack of attention to detail and poor communication throughout this process is unacceptable. This experience has given me the impression that the process is likely to continue dragging unnecessarily right up to the point of final registration. I expect immediate corrective action to be taken. This includes issuing the correct instructions to the attorneys without further delay and providing a formal explanation as to how such a fundamental oversight occurred, despite early and clear instructions.
Dishonesty, Incompetence and breach of POPIA
I app**** for a home loan through SA Home Loans and, having a professional background in home loans myself, I was shocked at the level of incompetence I encountered throughout the process. I had to guide both the consultant and the credit department at every stage, and even then, critical mistakes were made. It was clear there were significant gaps in understanding and execution. What is most alarming is the blatant breach of the POPI Act. The consultant copied a third party on emails who was not part of my application. I raised this immediately and asked for it to stop. Instead, she continued to copy the individual using BCC and even asked him not to tell me, knowing full well I had objected. Additionally, I was advised on an available option. After I made my decision based on this advice, I was later told the option was not actually available due to system restrictions. My experience was marred by dishonesty, poor communication, and a clear lack of integrity. Based on this, I would not recommend SA Home Loans to anyone.
Subashnee Naidoos Service is Atrocious
I had the most horrible service from Subashnee Naidoo. An application that I was told will take 3 days ended up taking 10 days before I got irritated and cancelled the application. She is never at work and on days that she is at work, she doesn't answer emails or her phone. She truly is *********** which makes me doubt if she is a good fit for the Company
Nkosinathi Vunandlala is the Best
Beautiful service from Nkosinathi Vunandlala.. Wow Bhuti your serviceAmaziiiiiiiiiiiiiiiing Thank you so muuuch
Poor service and lack of communication
Poor service from Sahomeloans. It's almost a month waiting for them to finalize the second assessment after pre-approval /pre-registration, so that lodgement and registration of the bond can be done by the attorneys. We've called them and they keep saying that they will get back to us.
High interest rates on my loan
Tell me why are my interest rates 12.50%? And the current interest rates currently are sitting on 10.75% ? You guys are robbing me day light I need my interest rates reduced seriously
Bad service from SA HOME LOANS call centre
Good day I am reaching out for assistance as I do not receive it from SAHomeLoans. We had a home loan for over 20 years and it is paid up from 31/5/2025. The call center administrator informed me should the HR not cancel the stop order in time the next payment received will be refunded giving that we send official documents and payslip that payment was done. We did this on 27/6 and again on 30/6 and gave documents that was given to and from HR. I've phoned on 2/7 it was confirmed that it was received. Today we receive a mail stating they want a payslip. I phoned a very rude lady totally ran over me with a terrible attitude stating that nothing has been received and later she said they need a payslip with a 0 deduction then only will they refund. This makes no sense as there is R10000 in credit on our paid up loan. I asked what do they need more than evidence it was paid and the last person said yes they can see the credit. They receive interest on this money not us. The fact of the matter is that if our HR do not stop the order for 5 months they are going to sit with R50000 in credit plus interest an we do not have a cent on our side. We had no problems up to the the moment our bond was paid up. Please assist in this matter as we can not afford to pay money that they are not entitled to. Kind Regards Minnette Collins
Stupid and unreasonable equity access rejection
So, I have app**** for equity on my homeloan. My mortgage is +-R6k/month, however i decided to pay R7800/month instead. Now, to get the equity, my mortgage will increase to around +-R8k/month. Now, this company rejects my applications because "THEY" say i can't afford +-R8k/month yet I currently pay R7800/month instead of the agreed +-R6k/Month. They don't even say how much do I qualify for, they just said I dont qualify. How absurd because even if the equity takes my monthly bond to R7500, I am fine as this within my budget. Bond account **********. This is ******* especially when clients make extra efforts on their bonds. How much do I qualify for? if I don't qualify for what I previously app**** for, what do I qualify for? Either you are becoming useless, unreasonable or just don't care. Wish I can move my account to another institution.
MENEZES & MOKOBANE ATTORNEYS EXCEPIONALLY BAD
EXCEPTIONALLY BAD SERVICE!! We sold our property in Jan 25 where SAHL appointed M & M ATT as the bond cancelation attorneys. We received the cancelation figures from M & M, but from thereon correspondence were minimal. So many things went wrong with lost, incorrect and ommitted documentation to and from the deeds office in that it has now been rejected 3x. On several times we have requested a progress report since inception of the transaction and up to date have not received anything. How can one simple cancellation of a bond and registration of the new buyers take 5 months with 3 or 4 rejections at the deeds office. VERY VERY UNHAPPY WITH THEIR SERVICE, they should not be on any banks portal.
No response for my application.
I've app**** for further advance on my home loan on the 26th of May 2025 since then no response from absa. I called absa home loan still I don't get any help from them.
SA Home loans a Nonsense of a company.
I app**** to Sa home loans for a home loan switch and I have never been this disappointed. My house was valued at 580000 by Sa HOme Loan valuers and that was in 2022 three years after I bought the house for 465000.Now in 2025 they do another valuation and they say my property is worth the same amount.I refused to accept this nonsense and asked for a review. The review came back with an improvement of 20000 which I am still not happy with because houses around where I stay fetch for more than 680000 and I never got an explanation of is this so.I am starting to thing it is because of the colour of my skin .I made costly improvements to the house to be taken for $?$?$&$$& like this.

SA Homeloan Services from ALETA BOOYSEN THE CONSULTANT
Iam writing this review with a heart full of Joy for the services I have been receiving from Aleta Booysen a consultant from SAhome loan. I had a serious issue financially that involve the high instalment that I was paying the way she handled my matter ,she went beyond the call of duty and I commend his job really have to give credit where its due. She is one of a kind most of consultant are very rude. Keep it up Aleta. However Iam not happy with SA Homeloans insurance their services is very poor they declined the claim for excuse reason not to pay still going to report to ombudsman and I will put the full story on their page.
I have done a review on SA homeloans before on your platform No response Again I have sent them full details of my situation Tenant not paying House is sold waiting for transfer to go through Busy with eviction process with tenant And they just don’t he
I have done a review on SA homeloans before on your platform No response Again I have sent them full details of my situation Tenant not paying House is sold waiting for transfer to go through Busy with eviction process with tenant And they just don’t help or even attempt to help They tell me today they going forward with foreclosure This is after all my mails explaining my financial situation Now I have legal fees too for getting the tenant out so that the new buyer can move in and pay occupational rent. Are they telling me that there is not 1 person is authority that can put this bond on hold till everything is sorted!! They show zero concern for people and their struggles! Even when you update them and show all documents as evidence! They have incredibly low trust - surely they would want to improve this by starting to help individuals They are mercenary, cruel and have zero compassion
Inadequate customer support
On the 11th, I called to request a change to my debit date and to make arrangements for arrears. The representative confirmed that my new debit date would be the 20th of each month. However, I later received an email stating that the arrangement amount would be deducted on the 30th for two months. Concerned about the discrepancy, I called again and provided all my information. I was reassured that, moving forward, my debit date would indeed be the 20th. Yet, on the 22nd, only the arrangement amount was deducted, and as of today, my bond payment has still not been processed as expected. Is this Standard Bank’s way of generating additional revenue?
SA Home Loans Misled Me and Then Rejected My Loan
I am reaching out in desperation after a deeply distressing experience with SA Home Loans. Following their explicit instructions, I made a significant payment to the municipality, trusting their assurance that this would facilitate the further lending process. Despite my full compliance, they later referenced contractual conditions that, while present, were never explained as potential deal-breakers. Had I been made aware, I would have approached the situation differently. This oversight has left me in a precarious financial position, feeling misled and vulnerable. I am pleading for assistance and seeking guidance on how to navigate this situation. I have escalated the matter to the National Credit Regulator and the Financial Ombud but have yet to find relief. If anyone has faced a similar ordeal or can offer advice on how to proceed, I would be immensely grateful. This situation has taken a significant toll on my well-being, and I am earnestly seeking a resolution.
Velile tinto collision with SA Home Loans to *******ly charge fees on clients
Hello Peter, on the 13 October 2020 I have complained about SA homeloans diducting legal fees that were unreasonable from my bond account. I would like to alert you that this platform has given me audience from SA homeloans. The matter was resolved by the ombudsman and I got reimbursed.
Sa home loans
Consultant at Sa home loans **** to me regarding the whole process and I never got the home loan but it has been listed on my credit beruea I told him I will wait for 6 months and reapply because they were only offering me 70% of the bond so he still went ahead and they registered the amount of 433700 in my name, can it be removed please
SA HOME LOANS POLICY IS INEXPICABLE
Would you believe SA Home Loans refuse to take into consideration the income earned by the applicant ????
0 ethics on SA Home loans
Very poor experience with this financial institution, I personally believe they have a very poor ethical department, if one at all. My mom has sold her house and as per contract she signed in 2002, she's required to pay exorbitant fees on a bond that has less than a year left and the institution is not willing to negotiate at all, not to mention her liability on paying their legal fees as well
Unhappy paying customer for no service
I am extremely disappointed with the service from SAhomeloans, the fact that one has to resort to a public platform to have matters addressed. But it is clear that we as paying customers all suffer the same fate. My claim was lodged in October 2024, originally the claim was rejected due to what they famously call `poor workmanship` as per the assessor this was determined in less than 5min. Further evaluation on my part where I literally had to climb on the roof to determine where the leak was originating indicated that a roof tile was cracked, and not as per the assessor, furthermore they now required a report from building contractor or roof expert to indicate that it was not poor workmanship. Wow me the customer have to do the work of their so called `Assessors` they are clearly biased towards SAHL.A simple leak in the roof requires the entire bathroom to be redone, A new simple leak in the adjacent room will require entire ceiling to be redone, this is all due to *********** assessors, quick to claim `poor workmanship`. Reports have been submitted, the bathroom remains a mess, I have now discovered a new leak from more broken roof tiles, keep in mind we are in the Windy Port Elizabeth area, so yes it expected. Each week I would mail Camelen Naidoo, no call backs or follow ups, just auto response thank you for your email- WE AT SAHL WILL NOT GET BACK TO YOU, just keep paying my friend. Should we go legal steps to resolve...… Bond **********
Bad Experience
Very unproffesional and very *********. Would not recomend them to any of my clients ot friends. Does not resolve anything just covers ot up. Uses unprofessional valuators to devalue your property. Then covers everything up. Rather ask you bank first they are a much better optio
Handed over to collections incorrectly by SA Home Loans
In early 2024, my husband SA Home Loan to arrange the cancellation of the insurance due to our relocation. The house was no longer in our name as of July 22, 2024., SA Home continued to deduct and increase the insurance premiums. In January 2025 after receiving messages from the collections office, I an email but still received no. The debit order was still active. We a reconciliation and a refund to be done.. No assistance when calling **********, referred to Thabi ********** stayed on the line for 18 minutes. Thank you regards Cindy Chalmers nee Jackson & Ian Chalmers **********
STAY AWAY FROM SA HOME LOANS
Stay away from SA Home Loans!!!!!If you in trouble the only way you succeed is te sell your house. They are not there for you.If you can't make full payment there answer is selb your house.Evwn for a small amount not be able to make full payment. R200 they say no.
DO NOT USE SA HOMELOANS!!!
Pity I have to put a star for my rating !!! Do not use SA home loans … Our back neighbours have sewage manhole that overflows from time to time. We have been rejected twice now from our home insurers (SA Home loans ) because they say it’s lack of maintenance on our behalf ? How is this our problem if the manhole isn’t even in my yard? Our whole garden and entertainment area is flooded currently because it has seeped through our double brick wall . The sewage comes down our drive way into the storm water drain on our street, around our whole house also seeping through my babies room wall, and flooded our gate motor which is now not working at all ,threatening my safety and then it also comes to my kitchen drain where all the sewage goes down that drain.
Well Done to the SA HomeLoans Insurance Team!
I would like to commend SA homeloans insurance team on the excellent service I recently received to have my sliding door glass repaired. They were very professional and kept me up to date and the work was done timeously with very little inconvenience. Keep up the awesome service guys!
SA Homeloans, there for the money, not for you.
I've been with SA Homeloans for some years, I phoned them to do a refinance on my bond, but they blatantly refused, same hostile customer service I got used to over the years. The Repo rate was reduced a couple of times, but SA Homeloans always adjust your account long after - highly suspect, but you will find it in the small print. So, I think its time for me to move the bond to FNB.
Insurance
I had an incident at my house on 04 February 2025, where the ceiling collapsed as it was very windy outside. I logged a claim and Vukani from SA Homeloans insurance was allocated my claim. The guy never called me to give feedback. I was told on 5 February via an sms that a service provider was appointed. I had to call the service provider to come out to access the damage. They came out on 7 February. They provided their report to SA Homeloans on 10 February. On 13 February, I called SA Homeloans to follow up twice, after the second call Vukani told me that he did not look at the report yet, 3 days later. On 13 February after i spoke to Vukani, he appointed another service provider based on the sms I received. I had to call the second service provider / assessor to come out. No action by the look of things from Vukani to get the assessors ro assist me. The assessor came out on 17 February, 4 days later. Today is 20 February, i have not received any feedback from Vukani. SA Homeloans insurance is providing the worst service ever. My home is a mess, we cannot even clean properly due to the ceiling hanging. I regret the day i used them.
The Contract
I tried to take out a home loan with sa home loan and wanted to build on to the property i have, i got denied a loan because the house was not finished building, but i qualify for a loan amount i was asking but im denied of it, my wife and i tried the home access loan route, got helped by Thembelani(Consultant) that only operates on mails with vague text and don't even take the time to call and explain what is happening or what's the next step, the worst consultant ive ever worked with. keep sending our contract documents back as it is incomplete and we did send the documents completed, he doesnt even send us what is wrong or call us to abbreviate the problem he is having. we must smell what is wrong.
Sa Homeloans - Bad Comapny
Worst place ever..... Their consultants are not clued up.. they say one thing and then its another story.. to get your business they will feed you all the fluffy stuff but then when you need to really get things done the company has stories ..
Claim declined
********** Claim number CLA**********, Once again we paying insurance for nothing. I had a natural disaster hit my home and my wall collapsed. This is the same wall I found when I bought the house and didn't do any alterations and today when I claim I'm told that the wall was not built correctly. Does it mean should anything happen to the house that I found built many years ago, I will not be covered for poor workmanship that I had nothing to do about and be punished for that. Warning!!!!!! do not associate yourselves with SA home loan insurance because you will be left stranded in these rains. I regret taking that insurance. You will just donate your premiums
Sa Home loans is a ripoff
My wife asked for a settlement amount on her home loan. With great shock the settlement amount is more than she owes on the house. No discount what so ever. We will never ever make use of this institution again
Outstanding claim
Since 27 Nov 2024 our garage door issue has not been fully resolved. After numerous calls last & this month and an email to the CEO, Mr Kelso not even an acknowledgement was received. I will be taking this matter further with the Insurance Ombudsman. Tardy & Negligent Client Service.
SA Homeloans insurance
The homeloans and insurance team are uninformed about the requirements to continue home insurance before and after bond closure. They do not pro-actively respond to timely requests/enquiries in this regard. The policy is app**** inconsistently.
Poor service
Our 4 year old swimming pool was damaged by flooding. The pool repair company noticed a small crack in the skimmer box. The claim was rejected as it was claimed the damage was due to wear and tear of an old item. Surely it can't be classified as old if the pool is less than 4 years old. But ongoing experience with SA homeloans insurance is that they only want your premiums but create reasons to reject legitimate claims
