Our Score

Pros & Cons

Advantages

  • Interest rate of 35% per annum sits at the regulated market ceiling, not above it
  • Short minimum term of one day offers flexibility for borrowers who can repay quickly
  • Loan amounts from R500 cover small, specific shortfalls without overborrowing
  • Terms up to 180 days give some room to spread repayments if needed

Disadvantages

  • Trust score of 3.3 out of 10 based on customer reviews we collected is genuinely low and hard to ignore
  • Ranked 24 out of 37 lenders we reviewed, which means there are 23 better options worth checking first
  • No website listed, which makes verifying details, checking NCR registration, and applying safely much harder
  • No first loan free offer, unlike several competing lenders in this category
  • Customer review volume of 72 is thin, and the sentiment in those reviews pulled the trust score down significantly

About SA Home Loans

If you're shopping for a home loan in South Africa, the name SA Home Loans will come up. It sounds established, and the 35% per annum interest rate sits right at the regulated ceiling, which is at least not predatory on paper. But there's a lot more to a lender than the headline rate, and when we looked closely at SA Home Loans, the picture got more complicated.

The loan range runs from R500 to R9,000 over terms of one day to 180 days. That's a short-term personal credit product, not a traditional mortgage, which might surprise some people given the name. Worth keeping in mind when you're comparing options.

We scored SA Home Loans 5.5 out of 10, which places them at number 24 out of 37 lenders we've reviewed. A trust score of 3.3 out of 10 based on customer reviews we collected pulls that overall score down hard. Decidedly average, and not our first recommendation.

How Does SA Home Loans Work?

1

1. Visit the SA Home Loans website and complete the online application form with your personal, employment, and banking details. This typically takes about 10 to 15 minutes.

2

2. Submit your supporting documents, including ID, proof of income, and bank statements. Some lenders in this category ask for these upfront, others request them after a preliminary check.

3

3. SA Home Loans assesses your application against their credit criteria and runs an affordability check as required under the National Credit Act.

4

4. If approved, you'll receive a loan agreement to review and sign. Read it carefully before accepting, especially the total repayment amount.

5

5. Once the signed agreement is received, funds are typically transferred to your bank account. Payout timelines vary, but same-day or next-business-day disbursement is standard in this lending category.

Requirements

Who Is SA Home Loans Best For?

SA Home Loans in this short-term format suits a salaried employee who needs between R500 and R9,000 to cover an unexpected expense and can repay within a few months. It's not for someone buying property or needing a large loan. If your credit history is thin or your affordability is tight, the approval odds drop considerably.

Is SA Home Loans Safe & Legit?

Any registered credit provider in South Africa must be listed with the National Credit Regulator and operate within the rules of the National Credit Act. The NCA gives you clear rights, including a cooling-off period on certain agreements, protection against reckless lending, and access to debt counselling if you get into financial difficulty. Before you sign anything, confirm the provider's NCR registration number on the NCR's public register at ncr.org.za. Never skip that step.

Registered Credit Provider (NCR)

Our Full Review

Let's start with the interest rate because it's where most borrowers focus first. At 35% per annum, SA Home Loans is technically charging within the legal limit set by the NCR. But that number needs context. On a loan of R5,000 over 90 days, you're looking at roughly R430 in interest alone, and that's before initiation fees and monthly service fees, which the NCA permits lenders to add on top. Your actual repayment could sit meaningfully higher than the base rate suggests. Always ask for the total cost of credit in writing before you agree.

The loan range of R500 to R9,000 is fairly standard for short-term credit providers. It's not going to help you with a large emergency, but it covers a car repair, a month's school fees, or a medical bill. The terms stretch up to 180 days, which is decent. Some lenders in this space cap you at 30 days, so there's a bit more breathing room here if you need it.

So what did customers say? Based on the 72 reviews we collected, the picture isn't great. A trust score of 3.3 out of 10 reflects real dissatisfaction. Common themes in low-scoring reviews across this lending category tend to involve communication problems, unexpected deductions, or difficulty resolving disputes. We're not making specific allegations here, but a score that low doesn't come from nowhere.

The missing website is a real problem. How do you verify an NCR registration number? How do you read the fee structure before you apply? How do you even start the application with confidence? You can't easily do any of that without a digital presence, and that alone would make us cautious.

Our verdict: SA Home Loans lands at 5.5 out of 10 for a reason. The rate is legal, the term range is reasonable, but the trust score and lack of a verifiable web presence put it well down our rankings. There are better options. Look at lenders ranked in the top 15 on our list before considering this one.

Request for Management Contact – SA Home Loans Insurance

To Whom It May Concern, I am writing to formally raise my concern regarding my repeated attempts to obtain an insurance quotation for my property that is currently bonded through SA Home Loans. Over the past week and a half, I have contacted your office on approximately four separate occasions to request assistance with obtaining a quotation from the SA Home Loans short-term insurance department. On each occasion, the consultant assisting me indicated that my details would be forwarded to the relevant department and that someone would contact me. Unfortunately, despite these assurances, I have not received any follow-up communication. Additionally, when I requested to speak to management regarding this matter, I was placed on hold without the opportunity to speak to a supervisor or manager. This experience has been extremely frustrating and has left me without the assistance I require. At this stage, I would appreciate it if a member of management could please contact me directly to resolve this matter. I would prefer not to be redirected to another consultant, as multiple attempts through that channel have unfortunately not yielded any results. I trust that this matter will receive your urgent attention, and I look forward to hearing from a member of management soon.

I know you will read my review S.A Homeloans should you fail to respond to my query effeciantly & send me my refund I will be left with no choice but to take you to the Ombudsman.

Cancellation of SAHL Bond Protection Plan Number: **********

Mr Tshabalala -********** SAHL Bond Protection Plan Number: ********** I have been requesting that the SA Home Loan Bond cancel my Protection Plan. I have made several requests via email and completed all relevant documents, and they refuse to cancel my bond Protection Plan. This Plan is useless and unfair. On a yearly basis, it goes up, but the amount I loaned from SA Home Loan is decreasing. I have indicated that I'm cancelling this policy due to dissatisfaction with the service. I have valid life cover with Sanlam, and I cannot be forced to use the Life Protection Plan offered by SA Home Loan. ***********. I emailed *********** several times. ***************

The Worst service is from S A Home loans

I was insured with S A Home loans because my home is financed with them. So I changed my insurance in January because their service levels are the worst, They take forever to reply to emails, I had a query from December until January regarding switching insurances & they literally took a whole month & some odd days to resolve this. Their accounts department is just as worse. I have been interacting with Danielle G and really she only responds to my emails when it suits her & Nox Worst! Worst! Worst! My body cringes everytime I interact with them. They have the worst service ever!!!

Worst financial institution to get a homeloan

This has to be the worst financial institution to get a homeloan. I have a homeloan with them which I was paying via stop order, unfortunately due to unforseen events, it was not possible anymore and contacted them to request that they implement a debit order on my bank account. They asked me for documents pertaining to such and I did submit. That was in December 2025! Until today(February 2026, same has not been effected, I kept contacting them but they always said they would call me within 48 hours but they never did) they do not take their customers serious. No communication whatsoever except lies

Bad customer service

Made an application for a home loan 9/2 and no response whatsoever until I followed up.My otp expires Monday and I still dnt know what's the status of my application. Heard so many great reviews Abt them but I'm not convinced! I thought if a consultant is appointed to your application the/she would at least keep you updated! A more personal and invested in a potential client approach would improve their image and be positive to the business. Who knows maybe this review would encourage their stakeholders to train their consultants. The one assigned to my application confirmed receipt of my docs but after my query sent me the same form to complete again! So what happened to my initial application! Meaning it was never attended to! Checked the track yr app status..it was showing gathering information...yet she confirmed receipt thereof. At my wits end and disappointed

14 Years of Loyalty — Now a 30% Deposit?

Today I feel more sad than angry. We were SA Home Loans clients for 14 years. Recently, we had to sell our property due to relocating to another province. Less than four months later, we app**** for a new home loan again through SA Home Loans, only to be told that we do qualify — but with a required 30% deposit. Realistically, who has a 30% deposit available, on top of transfer fees? The reason provided was our credit score. This is quite disappointing, considering that for over a year we had no debt at all besides our home loan. After selling the house, the only finance we took on was a vehicle. We were then told the decision is based on debt that occurred during 2023/2024, and unfortunately there is no way for the system decision to be challenged or motivated. So my question to SA Home Loans is this: Do you really base your lending decisions purely on the last 24–30 months, without considering a client’s 14-year history and track record? A very disheartening experience.

Disappointed with SA Home Loans

I am writing to formally lodge a complaint regarding the decline of my home loan application based on the property being registered as “industrial” at the Deeds Office. The property I am purchasing is a sectional title unit within a residential complex consisting of approximately 200 units, all of which are used for residential purposes. My application was initially pre-approved, and I understand that the decline occurred during the validation stage due to the property classification.

5 months since loan application has been approved and yet no registration has taken place

I am beyond frustrated and regret not going with a traditional bank when purchasing my home. My home loan was approved in September 2025 and to this day SA homeloans has not given the go ahead for the attorneys to proceed with lodgement. SAHM claimed that they are awaiting outstanding documents hence the process is stuck but the attorneys have sent proof that outstanding documents were sent the SAHM a while ago. I am currently stranded with no where to go and have to ask friends to accommodate my family as the rental lease expired in December 2025. Urgent intervention is required in this regard.

SA HOME LOAN (very dishonest)

They are not honest and shift goal posts to benefit themselves at your expense. After paying years of insurance premiums without fail and the time comes, instead of paying out they cancel and amend policy so you don't get the benefits, you start afresh and they want nothing to do with your permanent illness and ill health. Everyone takes life insurance to cover future life's health mishaps. According to them, paying life insurance is a nice donation to them, it won't benefit you when permanent illness happens to you.

Poor Customer Service

We were approved for a home loan with SA HomeLoans in April last year. Following this approval, we paid our deposit, attorneys’ fees, and registration costs in good faith. Since then, our consultant Mershin Naidoo has been unhelpful and unresponsive when it comes to assisting us with the removal of a clause that is preventing the process from moving forward. Despite multiple follow-ups, there has been no urgency, clear guidance, or support, leaving us stuck for months with our money already paid. This has caused significant stress, financial strain, and frustration, especially considering the commitment we made based on the approval given. The lack of accountability and poor communication from the consultant is unacceptable for such a major financial decision. I would not recommend this consultant and am very disappointed with the level of service received from SA HomeLoans.

Poor Service and Delays

Extremely slow and Unprofessional assistance/ Service. Service Agent, Nokwethemba Sikhakhana does not respond on emails or answer calls. Her tone and level of Service is putrid and desires a huge amount of improvement. We send in required documents to her and only responds if and when we query. No updates given , we are extremely dissapointed with the level of service from SA Homeloans. We will definitely not endorse SA Homeloans or recommend them to anyone. I am p****d off with all the delays in service, app**** around 10th December and process still not completed.

SA Homeloans remains the worst!

As always, poor client relationships are what SA home loans strive for. I was unaware of R 524.34 that was still outstanding, suddenly received threats and sms's from none other than Ishaan Bundhoo Defended Debt Review Consultant. Wow such professionalism on your sms's! Especially this time of the year. So I paid you a little more, R 8700 to be exact just in case you or SAHL feel the need to send more inflammatory sms's. From SAHL; Good Morning The above matter refers. We place on record that the arrears of R524.34 due to the short-payment on the home loan remains unpaid. This email serves to inform you that we require an immediate payment of the above arrears to prevent termination of the home loan...... The banking details for the arrear payment has been sent on a separate email. Please ensure that the correct installment is paid from the next due date. Frequently Asked Questions

How much can I borrow from SA Home Loans?

Loans run from R500 to R9,000. That positions them as a short-term personal credit provider rather than a traditional home loan lender, so don't expect mortgage-sized amounts here.

What interest rate does SA Home Loans charge?

They charge 35% per annum, which is at the upper boundary of what the NCR allows for this loan category. It's not illegal, but it's not cheap either. On R5,000 over three months, you'd pay roughly R430 in interest before any fees are added.

How fast does SA Home Loans pay out?

Exact payout timelines aren't publicly confirmed due to the absence of a website. In the short-term lending category generally, approved funds tend to arrive within one business day of signing, but you should ask SA Home Loans directly to confirm their specific turnaround.

Is SA Home Loans registered with the NCR?

All legal credit providers in South Africa must be registered with the National Credit Regulator. We strongly recommend verifying SA Home Loans' NCR registration number independently at ncr.org.za before you apply or sign any agreement.

Can I get a SA Home Loans loan with bad credit?

Short-term lenders in this category sometimes accommodate borrowers with less-than-perfect credit histories, but the NCA still requires an affordability assessment. A poor credit score will reduce your approval chances and may affect the amount offered.

What documents do I need?

You'll typically need a valid South African ID, your most recent payslip or proof of income, three months of bank statements, proof of residence, and your banking details. Having these ready before you apply speeds things up.
